General info and cancellations
Deposit & Payments:
At the time of booking, 50% of your reservation will be charged. For one night stays, we charge the full amount. We accept all major credit cards. We do not accept cash or check.
If there is a balance left on your reservation, it will automatically charge to the card we have on file the morning of your arrival date. Please let us know before your arrival date if you wish to use a different card for the balance to avoid a $30 processing fee.
We offer a contactless easy self check-in for all guests arriving to the inn. Check-in will begin at 3pm and arrival instructions will be emailed the day before your arrival.
Check out is at 11:00am.
We know that things come up in life that may prevent you from travel, so we've tried to come up with a policy that is fair for everyone.
Reservations that are cancelled 14 days or more prior to your arrival date, will be charged a $45 processing fee per room. A 30 day cancellation notice is required for groups of three or more rooms even if booked separately.
If you must cancel or change your reservation within 14 days of your arrival date, your balance will be charged and your reservation is non-refundable unless we are successful in re-booking your room. A full or partial refund may be given less a $45 processing fee. We're sorry, but no refunds will be issued if your room does not re-book. As a small bed and breakfast with only 8 guest rooms we're unable to overcome the loss of a last minute cancellation.
If the state of NC or Buncombe County mandates that we close, we will issue a credit in the amount of your deposit for you to use at a later date. No refunds will be issued due to covid-19, fear of travel, stay home or self quarantine orders in your state or county, etc.
We recommend purchasing travel insurance for all of those unforeseen circumstances such as illness, flight cancellations, inclement weather, etc. We are not affiliated with any specific travel insurance company, but we recommend searching for the best one for your needs.
Rates posted are for double occupancy. All rooms accommodate two adults only.
We are a non-smoking bed and breakfast. A $350 fee will apply to any room in violation of this policy.
If there is any damage to our furniture or linen upon check out, a fee may be added for repair or replacement. In addition, if any branded coasters or mugs are taken from the guest rooms, we will charge $15 per coaster and $20 per mug.
We are not able to accommodate pets in any of our guest rooms.
We welcome children 14 years of age or older staying with a parent or guardian in the Carolina Cottage.
If candlelight dinners are cancelled within 48 hours of your confirmed reservation, a 50% fee will apply.
All in-room spa treatments reservations are non-refundable if cancelled within 48 hours.
